What goes into remodeling an older sunroom in Temescal Valley?
Sunroom remodeling in Temescal Valley takes the room you already have and reworks its walls, windows, doors and roof, and often whether it's heated or cooled, so it turns into a room you actually use instead of a place for storage.
Most folks who call me have a room that's drafty, stuffy or leaking at the tracks. The first thing I ask is how you want to use it, because a room you'll heat and cool needs tighter doors and windows than one you only sit in on nice afternoons. The price moves with the size of the room, whether the slab needs concrete work and whether you add heating and cooling. The schedule turns mostly on that slab repair and on the permit, which we file for you. The estimate puts it all in a written price in plain words, so you can see what each choice costs before you sign anything.
How we handle a sunroom remodel
Before we touch the walls, I look hard at the slab under your sunroom to make sure it sits above the ground around it and isn't buckled, because a low or cracked slab lets water collect in the door and window tracks no matter how good the new panels are. If the concrete needs repair, we fix that first so the new work has something solid to sit on. Then our crew takes out what's worn and sets the new walls, windows, doors and roof. If you're adding heating and cooling, we bring in licensed trades for the electrical and the equipment while I run the job.
Sometimes a remodel isn't the right answer. If you'd rather have open air and screens than glass, screen room installation can be the simpler job. And if your old room is really a covered patio with walls added on later, a patio-to-sunroom conversion usually beats patching what's there.
Sunroom remodeling permits and slabs in Temescal Valley
Temescal Valley is an unincorporated community, so permits here come from Riverside County's Building and Safety Department, not a city building office. The county's permit list names patios and room additions but not sunroom remodeling, so whether your job needs a permit isn't settled until the county weighs in. Its Permit Process Advisors are the people to ask about what needs one. When the permit type isn't clear, we file the county's Universal Permit Application and describe the project as fully as we can. Then we put together the plans and are there for the inspections.
We're based in Temescal Valley and work across this part of Riverside County. A lot of the older rooms we see sit on slabs first poured for a plain patio, and that concrete wasn't always set up to carry walls and glass. We see the same thing on jobs in Corona and Lake Elsinore, which is why the slab check comes before any talk about panels.

What happens when you call us about a sunroom remodel?
Call or send a request
Call (951) 336-8162 or use the form, and we'll get back to you to set up a time for me to come out. Tell us roughly how big the room is and what bugs you about it now.
I measure and check the base
I measure the room, look at the slab it sits on and how it meets the house wall, and ask how you plan to use it. That talk about use is where most of the price gets decided, so bring your wish list.
You get a written estimate
You get the price written in plain words, with the slab work, the enclosure and any heating or cooling spelled out. If something's more than you need, I'll say so, and we can trim it before you decide.
We permit, build and walk it
Once you say go, we handle the permit paperwork and inspections, and our own crew builds the room with me on site running the job. When it's done, we walk the finished room with you.
Why folks in Temescal Valley call us to rework a sunroom
I measure every room myself
I'm the one who comes out, measures and looks at the slab, so the person pricing your job is the same one running it on site. Nothing gets lost between a salesman's notes and the crew.
Licensed and fully insured
We're licensed and fully insured. That matters on a remodel, because we're taking apart a room that's attached to your house.
Building rooms again since 2023
I learned this trade on patio covers and enclosures when I was young, spent years in other work, and came back to start this business in 2023. Most of our calls around Temescal Valley come from folks with a bare patio, an old deck or a tired cover, so older rooms are familiar ground.
Satisfaction guaranteed on every job
Satisfaction guaranteed on every job. I'd rather talk you into a smaller remodel than sell you a room that doesn't fit how you live, because you're the one who has to use it.
If your sunroom has turned into the room nobody sits in, tell us about it or call (951) 336-8162, and I'll come take a look.

Questions about sunroom remodeling in Temescal Valley
How much does it cost to remodel a sunroom in Temescal Valley, CA?
Building a sunroom around Riverside usually costs about $95 to $130 per square foot. That's the going market rate for a new room, not our price and not a remodel figure. Larger rooms that need a foundation and heating and air conditioning sit at the higher end. Your own number comes from the written estimate after I've seen the room.
Who gets the permit for a sunroom remodel in California?
Whoever the contract names, because California requires a home improvement contract to say in writing who will get the permits, along with a completion date. When your job needs a permit, that's us. The state also requires a written contract for any home improvement job over $500, with any changes in writing too, and the contract has to tell you about your right to cancel.
How much can a contractor ask up front for a sunroom remodel in California?
California's contractors board says the down payment on a home improvement job can't be more than $1,000 or 10 percent of the contract price, whichever is less. That limit holds even when the job uses special-order materials, so nobody should ask you for a bigger deposit to get started.
What is the best way to decide between a heated and an unheated sunroom?
Start with how you'll use the room. Under the industry's sunroom specification, a room heated or cooled by its own separate system needs windows and doors that pass air leak, water and thermal tests, and an unheated room doesn't. California's Energy Code also sets energy, water efficiency and indoor air quality requirements for additions and alterations to existing houses. If you'd only use the room part of the year, unheated often makes more sense, and I'll tell you so.
Can you put an all-glass sunroom wall on a slab that isn't level?
Not with an all-glass kick plate, the low panel at the bottom of the wall, because one maker's install guide says those can't go on a foundation that isn't level. That guide allows a kick plate that's part solid and part glass instead, so an uneven slab can still get plenty of glass.
How do I take care of a sunroom after it's remodeled?
Check the roof and gutters once a year, as one sunroom maker suggests, and stay off the sunroom roof unless you have to be up there. The same maker advises cleaning the door and window tracks with pure silicone spray, since oil-based lubricants tend to attract dirt. Keep the weep holes, the small drain openings, clear so the room can drain.
Other work that might fit better
Screen room installation
Screen room installation is a good fit when you want fresh air and fewer bugs more than a room you can close up tight.
Patio-to-sunroom conversion
A patio-to-sunroom conversion starts fresh from an open patio when the old enclosure isn't worth saving.
